About the Inspection
Things You Should Know as a Buyer:
  • Plan to attend the inspection. If you are married, it would be beneficial for both of you to attend, however, we ask that no children be brought to the inspection.
  • Taking photos and measurements is common.
  • You will receive an Email from us that has a contract attached to it prior to the inspection.  Bring the contract, also known as a Pre-Inspection Agreement (PIA) along to the inspection, or Email / mail it in with your payment prior to the inspection.
  • Bring the seller's disclosure document along to the inspection.
  • You are welcome to follow the inspector and ask questions. Taking notes is a good idea, but the formal report will document the most important things.
  • A normal inspection will last about 2 hrs (+/-)
  • The completed inspection report will be E-mailed to you the following day. If desired, a hard-copy will be sent upon request.
  • The inspection is a visual inspection of the major systems. There is no warranty or guarantee.
  • The typical sequence of the inspection is to start on the outside, then do the basement, and then work up through the home.
